What copyrighted material are you thinking of? I can not think of a single example where the first year's net revenue was even close to the last year's. Popular music is an example of rather front loaded licensing streams while classical literature may be an example of back loaded. I can not think of any that would be expected to be steady. This is all pure speculation.
The value of the copyright is the amount a willing buyer would pay and a willing seller would accept. With real estate there are comparable sales to asses such a value. I don not think copyrights are "sold" as frequently as real estate and I don't think there is as much similarity between different copyrights, because much of the value may depend on future actions of the creator.
