Could someone explain to me what all would need to be included in a notification or "users agreement" on a website that contained a BBS where the owner of the website would want the ability to reprint or use any messages posted by the visitors?

For example, if you run a website containing a BBS, how would you properly notify people PRIOR to or AFTER they have posted comments on that site that the owner would want the ability to reprint those comments wherever they desired to? An example might be a book the owner wanted to publish, another website they create or marketing efforts. Is there a standard notification that could be made specific for the purpose or should an individual attorney be retained for this purpose? What are the actual risks involved in using these types of personal comments in such a way without proper notification given? I am specifically concerned about postings that include original poetry or other creative writing efforts, as well as general comments.
